How much does it cost to coat a garage floor?

Our polyaspartic flake coating systems (the most popular option for garages) start at $6.00 per square foot installed. A standard two-car garage of around 400 square feet typically runs $2,500 to $3,000. Larger garages, floors with significant prep needs, and moisture concerns will see that number run higher. Is epoxy or polyaspartic better for a garage floor?

Polyaspartic is the better option for most homeowners. It cures faster, so you can park in the garage within 36 – 48 hours. It is UV-stable, meaning it will not yellow over time the way standard epoxy does. It also holds up better in temperature extremes, which matters in garages that heat up in summer and drop in winter.

Epoxy can still be utilized in certain cases, and sometimes carries a lower cost, but we use polyaspartic as the base and topcoat on all of our residential systems because it outperforms over the long run.

How long will the coating last?

Our residential garage polyaspartic systems carry a limited lifetime warranty. A properly installed floor on properly prepared concrete should last as long as you’re in the home and beyond.

The two factors that matter most are the quality of surface prep at installation and how much traffic, chemical exposure, and physical wear the floor sees over time. A correctly installed floor with basic maintenance should not need to be redone, other than potentially refreshing the topcoat well in the future.

How long before I can walk on it or park my car on it?

You can walk on the floor within 4 – 6 hours of the topcoat being applied. Most homeowners can put lightweight objects back in the garage within 12 – 16 hours of installation and park vehicles within 36 – 48 hours. Full cure takes 48 to 72 hours.

Polyaspartic cures significantly faster than standard epoxy, which is one of the reasons we use it. You are not waiting days to use your garage again.

Why does epoxy peel, and will mine do the same?

Peeling almost always comes down to one thing: surface preparation. If the concrete was not diamond ground before coating, the product bonds to dust, sealers, or contaminants sitting on top of the concrete instead of bonding to the concrete itself. That coating will fail. In addition, moisture is another culprit for causing the coating to peel. This is why our teams test for moisture to ensure there are no concerns in this area. If there are, we have ways to solve that as well with moisture barriers so you can still have a warranty and confidence in your new floor. 

We diamond grind every floor before applying anything. No shortcuts on prep. That, and moisture mitigation when necessary, are the differences between a floor that holds for decades and one that peels in two years.

What is the difference between a 1-day and a 2-day installation?

It depends on the system and the size of the job. Our polyaspartic systems cure fast enough to complete most residential installs in one day. Larger garages or floors that need significant prep work may run into a second day.

Can you coat a floor that has cracks or oil stains?

Yes. Cracks are repaired before any coating goes down. Oil contamination is addressed during diamond grinding, which opens the concrete surface and removes what is sitting on top of it. If the oil has seeped further into the concrete, we also have commercial cleaning products that are used to help remove the contamination. 

Most floors we coat have at least one of these conditions. It is not unusual. We assess the floor during the estimate and tell you exactly what the prep will involve.

Should I hire a professional or just buy a kit from Home Depot?

A DIY kit can work in the right situation. Here is the honest breakdown.

The three biggest failure points in any garage floor coating are surface prep the product quality and moisture in the concrete. Rental grinders typically do not achieve the concrete profile that a professional diamond grinder produces. Most kit products are water-based epoxy, which is not what we use. Furthermore, most homeowners don’t have an effective way to check for moisture in the concrete. If the prep is off, the product does not matter.

If you have a straightforward floor, time to do it right, and you are comfortable with the process, a kit is a legitimate option. If you want a floor that holds up for years and comes with a warranty, professional installation is the better investment.

Is it slippery when wet?

First, virtually all surfaces are slippery when wet. Garage coatings are no different in that regard. However, a properly installed polyaspartic floor has a textured, slip-resistant surface from the vinyl flake broadcast. It is not a smooth painted surface. In wet conditions, the texture provides grip.

If slip resistance is a specific concern for your household, we can add additional anti-slip aggregate to the topcoat. Just let us know at the estimate.

Will it turn yellow over time?

Not with polyaspartic. Yellowing is a known problem with some epoxy systems, particularly under UV exposure from garage doors with windows or south or west-facing garage exposures.

Polyaspartic is UV-stable. The color and finish hold over time. This is one of the specific reasons we use it instead of standard epoxy for residential installs.

What does the prep process look like, and how much do I have to do before the crew arrives?

Your job before we arrive: clear the garage floor of everything. Vehicles, storage, tools, anything sitting on the concrete.

Our process on install day: assess the concrete, diamond grind the entire surface, repair any cracks or damaged areas, apply the basecoat, broadcast the vinyl flake, apply the topcoat. The majority of the time on a job is spent on prep. That is intentional. Prep is what makes the coating last.

Does the coating have a warranty, and what does it actually cover?

Our garage and porch/patio polyaspartic coatings carry a limited lifetime warranty. It covers the coating against peeling, hot tire pickup, delamination, and flaking when the floor was properly installed on properly prepared concrete.

What it does not cover: damage from physical abuse, cracks from the concrete, improper maintenance, chemical exposure, harsh cleaning products or issues with the underlying concrete structure that were present before installation.

We walk through the warranty terms before we start any job. If you have questions about what applies to your specific floor, ask during the estimate. We want to be clear in this area and make sure all your questions are answered.

Will it hold up against hot tire marks?

Yes. Hot tire pickup is one of the most common and frustrating failures you will see with cheap epoxy and water-based products. A hot tire coming off a road in July can transfer enough heat to pull a coating right off the concrete.

Polyaspartic handles that heat load. It is one of the reasons we use polyaspartic for residential installs rather than standard epoxy.

How do I clean and maintain the floor after it is done?

It is one of the lower-maintenance floors you can have. Sweep or blow out dust and debris regularly. Mop with a mild detergent and water when needed. Avoid harsh solvents and abrasive cleaners.

If you spill oil, brake fluid, or other chemicals, clean them up when they happen rather than letting them sit. That is the main maintenance note. Outside of that, a coated concrete floor does not require much.

Can it be installed in cold weather, or is there a best time of year?

We install year-round. Polyaspartic performs better in temperature extremes than epoxy, which makes it well-suited for cold-weather installs.

The main variable is concrete temperature, not air temperature. Concrete that is too cold needs to be managed before coating. We assess conditions at the start of every job and adjust if needed. There is no wrong time of year to schedule. If anything, winter is when you can often get a faster appointment.

Will it increase my home's resale value?

A finished garage floor is consistently an upgrade that buyers respond to. It signals the home was well-maintained and the garage is a functional, clean space rather than just a storage area.

What it adds to appraised value varies by market and home price point. The more reliable return is what you get from it personally: a floor that is cleaner, easier to maintain, and looks significantly better starting day one. If you are thinking about selling in the next few years, it’s a reasonable investment. If you are staying, it’s an even easier call.

What colors and designs can I choose from?

We offer two residential systems: quarter-inch flake and hybrid flake. Both use polyaspartic as the base and topcoat. Both carry a limited lifetime warranty.

Quarter-inch flake has a clean, consistent appearance with a uniform flake size. Hybrid flake uses a mix of flake sizes for a denser, fuller broadcast that reads more like a solid finish from a distance. It is a common choice for garages where the finished look matters as much as the durability.

We bring samples to every estimate so you can see the difference in person before deciding. Colors vary by system and we walk through the options on-site.

My floor has never been coated. Do I need to do anything special, or is my concrete too new?

New concrete needs to cure before it can be coated. The standard is 30 days minimum. After that, the process is the same as any other floor: diamond grind the surface, repair any defects, and apply the system.

Concrete that has never been coated is often the cleanest surface to work with. There is nothing to remove. Older uncoated floors are also typically straightforward. We check moisture content and surface condition at the estimate and tell you if there is anything unusual.

What questions should I ask a contractor before you hire them?

Ask these before you sign anything:

  1. How do you prepare the surface before coating?
    – The answer should be diamond grinding. If they say acid etching or light sanding, keep looking.
  2. What product are you using?
    – Know the difference between polyaspartic and standard epoxy. Polyaspartic costs more but holds up better over time.
  3. What does the warranty actually cover?
    – Get it in writing and read the exclusions.
  4. Can I see photos of work you have done in my area?
    – Look for floors that match your conditions.

Do you provide written pricing before starting? Any contractor who will not put the number in writing before work begins is one to avoid.
