Why Do Concrete Coatings Peel, Chip, or Bubble?

If you’ve seen a peeling garage floor, either at your own house or a neighbor’s, you already know how bad the failure looks. Bubbles forming under the surface. Chips lifting off. Entire sections peeling back like a sunburn. It raises a fair question: is this just what coatings do eventually, or did something go wrong?

Almost always, something went wrong. Coating failure isn’t random. It has causes, and most of them trace back to what happened during installation, not after.

Cause #1: Inadequate Surface Prep

This is the most common culprit, and it causes the majority of coating failures we’re called in to assess.

A coating system relies on a clean, properly profiled surface to bond correctly. That means the concrete needs to be diamond ground to open the pores and create mechanical adhesion, all contamination removed, and the surface cleaned down to bare, porous concrete before a single drop of coating material goes on.

If the concrete wasn’t diamond ground, if it was only acid etched, power washed, or just given a light sand, the surface profile isn’t adequate. The coating may appear to stick fine for the first few months, but once it’s put under real stress (hot tires, heavy traffic, temperature cycling), it starts releasing.

Here’s the uncomfortable truth: acid etching is faster and cheaper than diamond grinding. It’s also significantly less effective as prep. Contractors who etch instead of grind can quote a lower number. They can also give you a floor that fails in year one.

Cause #2: Wrong Product for the Space

The second most common cause is installing a system that wasn’t designed for the environment it’s living in.

A product that works great in a climate-controlled basement may not hold up on a pool deck exposed to southern summer heat, pool chemicals, UV radiation, and constant moisture cycles. These stressors affect a coating differently than a protected indoor environment — and if the system wasn’t specified for that exposure, it will show.

Moisture vapor transmission is one of the most overlooked variables. Concrete is not a fully solid material. It breathes, and moisture moves up through the slab from the ground below. A coating installed without evaluating or addressing moisture vapor will eventually delaminate as that moisture pushes up from underneath. The failure can look sudden. The cause was there from day one.

Cause #3: Skipped or Rushed Crack Repairs

Cracks in concrete move. Not much, but enough. If a crack isn’t properly repaired before the coating goes on, filled with an appropriate flexible repair material and given time to cure, the movement in that crack will eventually telegraph through the coating above it. The result looks like a crack in the coating, even though the coating itself is fine. The problem is underneath.

Cause #4: Wrong Timing or Weather Conditions

Coatings have installation windows. Temperature, humidity, and dew point all affect how a coating cures and bonds. Apply a coating on a day that’s outside the product’s specified conditions and you’re gambling on the outcome.

This is especially relevant for outdoor installations in Alabama and Tennessee. High summer humidity, sudden temperature drops, and afternoon rain are all real variables that affect cure quality. Contractors who rush an exterior job in marginal conditions are setting that job up for problems.

How to Spot a Contractor Who Won’t Cut Corners on Prep

Before you hire anyone, ask these questions directly:

How are you preparing the surface? The answer should include diamond grinding. If they say acid etch, power wash, or “light prep,” dig deeper.

What moisture evaluation do you do before quoting? A professional should check for moisture vapor, especially in basements and on outdoor slabs.

What system are you using, and is it rated for this environment? They should be able to explain why the system they’re recommending is right for your specific space.

Can I see examples of jobs you’ve done that are 3+ years old? A contractor confident in their work will have references.

If they can’t or won’t answer these questions clearly, keep looking.
